Permanent Lighting in Fair Oaks Ranch
Fair Oaks Ranch homes, lit for the holidays and every night in between. We're Inception Lighting, and we install permanent color-changing LED lights. We're based in Denton and come out to Fair Oaks Ranch to install them. Once the lights are on your house, they stay there all year. During the day they're tough to spot. At night you open the app on your phone, turn them on and pick your colors.

Why Fair Oaks Ranch homeowners are going permanent
A lot of Fair Oaks Ranch homes are good-sized houses with native oaks all around them. Putting up lights on a house like that by hand is a big project. Most folks would rather spend that afternoon on the golf course.
Permanent lights are a one-time install. After that, you change the colors and set the schedule from your phone, and the house takes care of the rest.
The town has a story worth celebrating, too. Oilman Ralph Fair Sr. put this ranch together in the 1930s, where he raised racehorses and later Hereford cattle. His family started building the neighborhood in the 1970s, and the old Fair home became the country club. The city's motto is "Where Community Spirit Overflows!" and around the holidays you can see why.
Made for how Fair Oaks Ranch celebrates
- Most of the city is in Boerne ISD, so Champion Chargers families can light up in navy and silver.
- On the Comal County side, Smithson Valley families can go red, white and navy for the Rangers.
- Christmas colors from Thanksgiving through New Year's. A warm white looks especially nice against the oaks.
- Red, white and blue on the Fourth, orange and purple for Halloween.
- Most other nights, a gentle warm white that lights the drive and front entry.
Set the schedule up to twelve months out and the lights change over on their own. The app has 16 million colors, and the whites run from a warm 1800K to a cool 6800K.
Homes we light in Fair Oaks Ranch
Fair Oaks Ranch stretches across Bexar, Kendall and Comal counties on both sides of Cibolo Creek, and the homes vary from one part of the city to the next.
- Golf course homes around the Fair Oaks Ranch Golf and Country Club, with its two championship courses. Owners usually want the house to look like itself during the day, and the color-matched track lets it.
- Neighborhoods like Stone Creek and Raintree Woods, where the oaks grow close to the house. A lit house looks great through the trees at night.
- Elkhorn Ridge and the Front Gate master-planned community, plus the other neighborhoods around the city.
- Homes along Cibolo Creek, which runs right through the city.
- Horse properties and acreage at the edges of the city, where you can see a lit house a long way off.
Many Fair Oaks Ranch neighborhoods have an HOA. Have an HOA? Mention it on your estimate request and we'll talk it through with you.
How it works
- Request your free estimate. Tell us about your home on the Free Estimate page.
- Get your custom quote. Price depends on how many feet of roofline you want lit, the number of stories, and which sides of the house you want covered.
- Pick your install date. Install dates are booked in the order estimates are approved, so the earlier you request, the more dates you'll have before Christmas.
- Light it up. Download the app and run the house from your phone, with presets for every holiday or your own custom designs.

Fair Oaks Ranch permanent lighting FAQ
Our house backs up to the golf course. Will the lights look out of place during the day?
No. The track is color-matched to your trim, so from the fairway or the street the house looks the same as it always has until the lights come on.
Part of Fair Oaks Ranch is Champion territory and part is Smithson Valley. Can we do either?
You can do both. Save a Chargers preset and a Rangers preset, and anyone in the family can use the app to switch between them.
What's this going to cost?
That depends on how much of the roofline you want lit, the number of stories, and which sides of the house you want covered. Your free estimate will show your actual price.
Can I put the whole year on a schedule?
Yes, up to twelve months in advance. Set it once and let it go.
Is there a warranty?
Yes. The lights are backed by a 5-year manufacturer's warranty.
When should I request an estimate to be lit for Christmas?
As early as you can. Install dates are booked in the order estimates are approved, so earlier requests get more dates to pick from.
Do you install outside Fair Oaks Ranch?
Yes. We install all around Fair Oaks Ranch and well beyond. Let us know your address on the estimate request.
Ready to get started?
Keep your December for the things you enjoy. Send in a free estimate request early, and you'll have a better choice of install dates before Christmas.
